Melbourne Street Studios

Test Space is based at Melbourne Street, Leeds. Having taken over the space in early February Test Space are currently establishing artist studios and creative workspace for local artists, designers and makers; as well as developing a programme of events at the space.

Studio Spaces

There are currently a number of studio and office spaces available to rent at Melbourne Street.

What size are the spaces?

There are three main sizes of space.
• 2m x 2m
• 3m x 3m
• 4m x 3m

Prices start from £90pcm.

There is also desk space rentable on a daily or weekly basis, as well as numerous other spaces around the building that can be used for one off events, photoshoots, rehearsals, exhibitions and filming – please enquire directly for more info on these.

What does the rent include?

• Electricity,
• Water
• Waste removal
• Wi-fi
• Buildings Insurance.

Rents are payable monthly on the 1st of each month.

What are the contract terms?

The contract is a month by month rolling License agreement. This means that there are no fixed terms and the contract runs indefinitely, offering maximum flexibility as you are not held to a minimum term either.

The only condition is that you give a least one month’s notice of your intended leaving date on or before the 1st of the month that you want to leave in.

In order to take a space at Melbourne Street you will need to pay your first month’s rent in advance together with one month’s deposit which is held until you leave.

We may ask for proof of identification and address.
